Lake City Community Center and Affordable Housing Co-Location Redevelopment

The Lake City Community Center was run by the Lions Club but was taken over by Seattle Parks and Recreation in 2017. They ran it until 2023 when a fire damaged the building, causing it to close. Before the fire, the Center served as a busy place for people of different ages and backgrounds, despite its small size. Many people in the community, along with Seattle Parks and Recreation, have been working together to plan for a new, bigger community center. They've formed a Project Advisory Team of community members to help with ideas and suggestions for the new center. Additionally, the new Center will create affordable housing on top, giving people the chance to affordably live where they also play and gather together. 

RFP: Lake City Community Center Redevelopment

The Seattle Office of Housing (OH), in partnership with Seattle Parks and Recreation (SPR), is selecting a development team for the redevelopment of the Lake City Community Center. This redevelopment presents a unique opportunity to co-locate a new community center with affordable housing in an area with frequent transit, realizing multiple public benefits. The property is located at 12531 28th Avenue NE. 
 
SPR will continue to own and operate the Lake City Community Center once it is redeveloped. Subject to City Council approval, the City anticipates providing the land to the selected development team through a ground lease with a term of up to 99 years. The affordable housing created through this process will be income-restricted to households earning up to 50% and 60% of the Area Median Income, depending on home size.
 
In April, we released a Request for Qualifications inviting development teams to submit applications to move forward to our Request for Proposals (RFP) process. The three development teams selected to move forward are:
